However, the housing industry, there’s a huge shortage of properties out there, and it’s really moving right now. So today’s topic of discussion is going to be the last 30 days of sales. Katy, for the last 30 days, had 469 active properties. In the last 30 days, they have 846 properties that are pending. And then sold in the last 30 days, is going to be 576. We’re going to dive into just a couple neighborhoods. Cinco Ranch, known on a national level, active properties in the last 30 days, 89, pending sales for the last 30 days, 156, total sold properties in the last 30 days, 75. Average price per square foot in Cinco Ranch, $120.31. The next day when it’s going to be Firethorne. Active listings the last 30 days 25, pending sales 36 total sold properties in the last 30 days. 24. Average price per square foot, $112 96. Pine Mill Ranch, another great neighborhood. Active listing, 7, pending sales 17, sold properties 9, average price per square foot, $103.76. Silver Ranch, another lovely community. Active sales, 4 in the last 30 days, pending sales 17, total sold properties, 8 in the last 30 days, average price per square foot, $110.78. Tamarron, total active listings in the last 30 days 9, total pending sales in the last 30 days, 22, total sold 35. Average price per square foot in Tamarron, $123.77. Cross Creek Ranch, 34 properties became active in the last 30 days. They have 61 pending sales, 37 sold, and an average price per square foot $134.58. So, as you can see the numbers are stating that there’s less properties coming on the market versus pending and sold, which is creating a shortage of supply out there. With today’s rates at all time historic lows, it’s a great time to go buy something that affords you more house for less money and sellers, it’s a great time to capitalize upon this with multiple offers and getting the highest and best price for your home.
