And I understand why.

In Katy, pricing has to be local and specific.

Your home in 77450 may not compete the same way as a home in 77493, 77494, or 77449. Even inside the same ZIP code, one subdivision can move differently than another.

A real pricing plan should look at:

  • Current active competition
  • Pending homes when available
  • Condition and updates
  • Lot, layout, and location differences
  • Buyer demand in your exact price range
