Today’s topic of interest is going to be three mistakes that homebuyers make. The first mistake is finding the perfect home, falling in love with it and then making an offer that’s way under market value. If the home’s listed for $300,000 and you offer $200,000, the seller is probably not going to respond to you. Also on the same note, if you are within a couple $1,000 of making a transaction, over the course of 30 years, a few $1,000 doesn’t change your payment a whole lot, it’s very minimal. Number two, buying a home that is too small. Whether it’s a two bedroom, one bath, one car garage, it’s a costly mistake because a lot of people, they buy their first home and then within a couple years, they need a bigger home, better schools, they’re going to have limited equity, if not having to pay to get out of the first purchase. So, do a little bit of homework put some forward thinking into it. Yes, it might cost you a little bit more than anticipated to get started with, but you’ll come off 1000s ahead, versus losing money on the first home. Number three, buying a home with vacant land behind you. When you’re in a neighborhood and they’re building it out, not having neighbors for the first year is great but what if they sell it off to commercial business that has business semis that run 24 seven a day or its a three story apartment complex. I recommend staying inside the neighborhood if it’s vacant, unless you can see the plat, the zoning is residential or maybe a park.
