Hello and thank you for tuning in to Red Lion Realty’s YouTube channel. Today’s topic of this discussion is going to be home inspection. Here’s five questions and answers that need to be addressed. Number one, who pays for it? The buyer pays for, it’s going to be the buyers inspection. Number two, what does an inspector do? He goes through the property, he writes up a report, notes any damage, any need of repairs and any maintenance. That report is then generated and given to the buyer client. It is important to note that the inspector can’t always find everything. If there’s limited access in the attic to get to specific spots. So, they are thorough, but it’s never 100%. Number three, when should I get an inspection? It’s always best to do it during your option period. And that’s stipulated in your contract. The option period, generally gives you seven to 10 days to take care of your inspections. Number four, where should I be during the inspection? It’s always a good idea to ask the inspector if you can be present at the inspection. I personally recommend showing up for maybe the last 30 minutes. That allows the inspector to do his job, or her job very efficiently. And then at the end, they can go over all the cliff notes, they can show you any topics of concern. That way you’re an informed buyer with your property. It’s a huge investment so you need to really know what’s going on with the property that you’re investing in for you and your family. Number five. Why should I have this done? This is the largest investment, typically, with the average person for a purchase through the course of their life. So, as long as you know everything that’s going on the property, that allows you to have an informed decision. If there’s anything that needs to be tended to, you can try to negotiate it out with the seller during the option period.
