Today’s topic is going to be buyer myths that we’re going to debunk. Number one, a lot of buyers think that they have a family member or a friend that’s licensed that’s going to help them, which is great. However, you need to look at their track record, did they sell any homes last year? Did they list any homes last year? They’re just interested in real estate and not dabbling in it. This is the largest financial decision that the average person makes. You really need a trained professional, that does this all day, every day, and really works in the field with a proven track record. Making a mistake can be very costly and very expensive. Number two, we’ll get a better deal if we contact the listing agent directly. What that listing agent is that just that, they’re the listing agent for the seller. So, they’re going to protect the seller, their best interest lies in the seller. So, getting the best deal from somebody that’s hired by the sellers, can be pretty challenging. I would highly recommend bringing in your own buyer’s agent, because they’re going to run the market analysis, they’re gonna know what the local market is whether the home has granite countertops, and all the like kind property sold. This one has Corian, they’re going to be able to help guide you through the correct pricing and buying the house with the amenities to it. Number three, we can find the perfect house if we look long enough. You know, a lot of people, their eyes are not in tune with their stomach. They want to blame the market, they’re willing to pay this, but the market commands, this and they think that if they wait long enough, it’s gonna magically appear. Historically housing prices go up, whether it’s the cost of materials, inflation, there’s a lot of moving parts and a lot of variables to it. Typically, the longer you wait, the more you’re going to pay the house The house values posted online are probably more accurate to what my local agent thinks is another one. A lot of people look at Zillow, for example, Zestimates, those are just generalizations. I would highly recommend having an agent run a property analysis to the neighborhood specifically versus a single swipe with a pin broad spectrum. Those are just general baselines. So, again, highly recommend getting with an agent. Number five, a smart way is to always offer under asking price for the house we really want. If It’s the house you really want, and it’s priced correctly, I would go in at full asking price. Number six. Here’s another myth, we’ll go in at the asking price and then we’ll negotiate once we get them under contract. You know this is a business decision, and both parties are supposed to benefit from it. If you’re not comfortable with the price that they have it listed for, and that’s a tactic that you’re going to use, it’s really going to put a bad taste in the sellers mouth, and it’s probably not going to work out for you. Now, again, there is times when you do need to negotiate for repairs so please don’t misunderstand me. Just be very considerate and careful because someday you are going to be a seller as well. And you want to make it as seamless as possible for people. The next one. Number eight, we can worry about getting the loan once we find the perfect property. That is completely backwards. You need to be pre approved before you start looking at houses, one to have your, your eyes and stomach lined up so that you know exactly what you can afford financially. Number two, all that good stuff moves fast. If you see a property that you really like and you can see your family living there, you need to put an offer in right away all the good stuff goes in 10 days or less. So, as soon as it hits the market, people are studying it, they’re watching it and if it matches their criteria, they’re there the first or second day, already putting in offers, it could be multiple offers. So here you are negotiating with the bank, you don’t have a pre approval letter, it’s the property that you love, because you’re afraid to run your credit. Well, you got to commit to the purchase.
