Hello, thanks for tuning into Red Lion Realty’s YouTube channel. Today’s topic of discussion is going to be how not to sell your home. This is going to be the top 10 mistakes that we see sellers make. Number one, for sale by owner. You have an 85% failure rate. Only 15% of for sale by owners are actually sold. So you’re best off just to put it with a realtor to begin with so that you’re not wasting time, effort and money. Number two, overpriced. We see this time and time again. The average home in the neighborhood, like this property selling for around$ 300,000, the seller wants $350,000. Nobody’s gonna pay that .You’re just wasting time and effort, and days on market, and it actually turns it into damaged goods. Number three, unkept landscaping. That’s one of your areas of first impression. When people pull up, should have nice flowers, trimmed shrubs, the trees should be cleaned out. It shouldn’t look like a squirrels nest where you can’t see the house, with a bunch of overgrown grass, you can barely see the sidewalk. Google it, and you can come up with all kinds of crazy real estate pictures when it comes to landscaping for homes. Number four, property is not in sync with the market. And what I mean by that is if light grays are in and whites but you haven’t bright orange or dark purple walls, that’s not in sync with the market. The masses aren’t looking for that today. And paints cheap in the grand scheme of things. Number five, the house is full of clutter. I mean I can’t tell you how many times you’ll walk into a property, it’s a beautiful home, but there’s so much stuff in it that you can’t even see the house. Oversized furniture in the living room, too much of it, you gotta basically turn sideways to get to the couch. Or they’ve got the closets pack floor to ceiling. You open it up and it screams we have no storage. Even though the house does have plenty of storage they just have too much stuff in it, declutter remove everything. Store in the garage, get a storage space. You’ll be amazed at the impact that will make. Not move-in ready. Nobody wants to spend 2 or 300 hundred grand, and then have to put in carpets, paint, touchups, nail pops. They want to spend that, drop their furniture and start living their lives. Number seven, home is not clean. I can’t tell you how many times, we’ll walk into a property and it just doesn’t feel tidy, you can see dust, the mop boards or there’s cobwebs. If you look at the light fixtures you’ll see bugs in it. If you want to turn a lady off let her see some bugs in the light fixture. Number eight, poor pictures. You see this time and time again, dishes in the sink people in pictures, in mirrors, dark, it’s a half a picture, you know, spend the extra money have a professional photographer take the pictures, because that is your online showroom. Number nine, limited showings, no nights no weekends. You know, that’s when people are out looking to buy. Most people have a job. So if you’re like, I only want people to come to my house nine to five when I’m not there. That doesn’t work for the masses. Number 10, if you really want to turn buyers off, be present during showings, follow them around and don’t let them think and talk to their agent as their they’re trying to make a decision. You’re not helping them, you’re actually intimidating and scaring them. Let them walk through your house freely, you should have all your valuables put away everything else locked up or in a safe or removed from the property. And their with a licensed agent.
